Is the price of the home really fixed?
Yes. We develop our catalogue designs and study the details of each stage to establish a fixed price. Transport, licences, permits and laboratory services are excluded because they vary by region.
How long until my FMG Modular home is ready to live in?
The timeframe is 8 to 12 months depending on the model, starting when the building permit is obtained.
Can changes be made to the homes?
Yes. After assessing feasibility, we can make the necessary changes. You can also choose a bespoke home designed from scratch.
Which procedures and permits are required?
Modular homes require the same permits and studies as traditionally built homes: a municipal building permit, an approved project, a geotechnical study and occupancy documentation.
Can FMG Modular homes be extended?
Yes. The modular system allows extensions with very little work required on the plot.
Who supervises my project and building work?
Our team of designers and architects supervises the building work.
Can I visit an FMG Modular home before buying?
Yes. You can visit clients’ homes during manufacture at different stages of construction.
What requirements must the plot meet?
It must be classified as urban land, have clearly defined boundaries and have the minimum water, electricity and sewer services.
Can the floor plan be customised?
You can design or customise your home during the preliminary design and project stages.
What type of insulation do the homes use?
Our homes have an insulating core covered with cement-based materials. The façade can use single-coat render, porcelain or microcement.
What energy rating do the homes have?
Our homes have an A energy rating. A Passivhaus target requires a specific design and certification assessment.
Do the homes comply with Spain’s CTE building code?
Yes. All our homes comply with Spain’s Technical Building Code.
What warranty do the homes have?
Our modular homes carry the same ten-year structural warranty as traditional construction.
How do payments work?
Payments are flexible and based on certified stages of completed work. You see your home progress and pay for the work carried out.
Can the homes be financed with a mortgage?
Yes. FMG Modular homes are classed as real estate and can be financed with a mortgage.
Do you offer turnkey delivery?
Yes. We manage everything from design to construction, with an agreed price, efficient delivery and coordinated project management.
What is the difference between a bespoke design and a catalogue home?
The difference is when the price is known. Catalogue homes have an established price from the outset.
Is transport included in the price?
No. Transport is not included in the price of our catalogue homes.
Is installation included in the price?
Yes. Assembly and installation of the home on the plot are included.
Which costs are excluded from your estimates?
Transport, geotechnical studies, building permits and utility and sewer connections are excluded because costs vary by region.
